The city of Tamworth is situated on the Peel River, and acts as the administrative centre of North Western New South Wales. Established in 1850, Tamworth has a rich culture, being commonly known as the ‘Country Music Capital’ of Australia – annually hosting a massive country music festival in January. Tamworth is also known for its equine sports, being home to the largest equine events centre in the southern hemisphere. Tamworth was famously the first place in Australia to be furnished with electric street lighting; the lights were switched on in 1888, earning Tamworth the moniker: ‘The First City of Lights’.
With a population of over 42,800 people, Tamworth is the second-largest inland city in New South Wales, and is almost equidistant between Sydney and Brisbane. Much of Tamworth’s economy lies in aviation and agriculture, with the city having an estimated Gross Regional Product of over $3.6 Billion AUD. Tamworth’s median house price is around $420,000 AUD, remarkably affordable when compared to New South Wales’ overall median of $872,000 AUD. A colourful place with a deep character and a rich history, Tamworth is a wonderful place to own property.

In Tamworth there has been a history of lower than average prices and demand, offering opportunities for investors or first home owners, especially in the context of the growth in working from home. Low average incomes in Tamworth is reflected in smaller and lower quality accommodation. Over time this may change providsing long-term returns but in the short to medium term, prices are likely to be less than state averages. The slightly lower than average earnings from occupations in Tamworth changes the housing and lifestyle preference. It is more a matter of what can be afforded rather than what would we prefer, leading to slower price increases over time. Low population density implies low demand and limits housing choices and price increases. Could be a good entry point for first home buyers needing to somehow get into the market. Lower than average industry presence in Tamworth we believe will be less of a negative impact than it has in the past. Post-COVID and the growth in working from home has lessened the demand for local employment options. This may make Tamworth a better buying opportunity than it may have been in the past.
