Good balance between supply and demand ensures a range of affordable options within budget limits. Recent increases in listings may provide buying opportunities. In this area of average incomes, there is a mix of housing size and quality. While this may present buying opportunities, growth may be constrained. As buyers begin to examine Orange due to other areas being out of the price range and the trend to working from home, "gentrification" may incease price growth. The high percentage of professional people in Orange classifies the area as "gentrified". This implies high demand for quality housing, generally of larger than average size. Price growth is ensured even where the state affordability index is negatively impacting other areas. Lower than average population density constrains growth in Orange to an extent. However, where buyers are willing to compromise on housing and lifestyle choice, there are affordable options. Higher than average industry presence in the wider area offering local employment yet with not a large negative impact on local amenity, provides good demand and price growth.
The city of Orange lies in New South Wales’ Central Tablelands, 254km to the west of Sydney. The birthplace of several significant poets, Orange was first referenced in the 1820s, being named for the then Prince of Orange, King William II of the Netherlands, who had served with the town’s founder in the Peninsular War. British graziers began to settle the area in 1829, and the smaller individual settlements grew into larger towns as they spread towards the road. Orange was officially named a village in 1846, and 100 years later it was named a city in 1946. Orange is known for growing fruit, and more recently for its vineyards and wine production, as well as being the site of Cadia gold mine, an open gold and coper mine 20km south of the centre of Orange.
Orange’s population is a little over 37,000. There are several schools and heritage sites, along with a number of churches and places of worship. Orange is serviced by the regional Orange Airport, permitting air travel around the country. Orange is an incredibly affordable place to live within New South Wales, and has many draws in terms of convenience, including excellent public transport and its situation along the Mitchell Highway.
